In August 2023 Glasgow City Council approved an innovative new Vision and Plan for the City Centre’s iconic ‘Golden Z’. The Vision was the culmination of a 9month project, during which the Council and a consultant team, including Stantec (UK), Threesixty Architecture, and Kevin Murray Associates, engaged city stakeholders in a collaborative effort to reimagine the future of the city centre’s retail core.
The project, overseen by the Glasgow City Centre Task Force and funded by the Scottish Government’s City Centre Recovery Fund, sought to establish a shared and renewed regeneration direction for the Golden Z that addressed its post-covid19 socio-economic and spatial challenges, following contraction in retail floorpspace, environmental blight from prominent building fires and post-covid changes in property markets and consumer behaviour.
The new Vision and Plan identifies key priorities for intervention and investment by both the public and private sectors, to stimulate economic recovery and support longer-term economic, social, and environmental resilience. It seeks to articulate how the Golden Z should evolve as a place that better serves its residents, workers and visitors in future.
The Vision project was informed by the ‘Real Estate, Place Adaptation and Innovation within an integrated Retailing system’ (REPAIR) research project led by Dr Allison Orr of Glasgow University. This multi-stream research project, concluded in June 2022, studied the spatial processes of adaptation that were occurring within urban centres, innovations to real estate practice and building form, and involvement of social structures within urban retailing systems as they adjust to structural change. The project aimed to identify and evaluate property related factors and stakeholder behaviours that affect the creation of diversity, innovation and, thus, adaptive capacity within retailing centres..
